FAQs
Do you charge for a quote?
ALL quotes are FREE. Just email, call or fill in the contact form and we will let you know what your design will cost you.
How long does it take to build?
Each design varies but on average build time is approximately 12-14 weeks from when we receive your deposit. This obviously varies depending on the exact materials and the workload we currently have on so best thing to do would be to reach out and we can give you an accurate estimate of a timeline.
How much of a deposit is required?
We only require a $5,000 holding deposit to guarantee your building slot and a delivery timeframe that suits you. Once the deposit is paid, we will finalise the design and order your trailer. Once you are happy with the design, we will issue a contract via DocuSign and the remainder of your 20% deposit will be due. When this payment is received we will begin ordering any unique materials that we require for your new home and confirm your exact start date.
Why are tiny homes on trailers?
There are two main reasons why tiny houses are on mobile trailers. Number one, when built on wheels it does not require a building permit as it is classified and registerable as a caravan. Number two, it gives you the flexibility to pack up and relocate, this is even more do-able if you are set up with an off-grid package.
What is the biggest size I can get?
All of our base designs are kept within the parameters required for road legality: The maximum height is 4.3m; The maximum width is 2.5m; The maximum length is 10.0m (12m including the draw bar of the trailer); The maximum weight is 4.5 tonne.
How do we connect electricity?
Our standard tiny homes run on a 15amp mains power with a safety switchboard. They all come completely ready for you to plug in without the need of an electrician on site. Solar can be included in your build, added later or completely removed depending on your personal goals. We include detailed instructions for all site set-up with all of our Tiny Homes.
How do we connect water?
It’s as simple as connecting your garden hose! All of our homes come with a garden hose connection as standard. Alternatively, we can include pumps, gutters and rainwater tanks for you to go completely off-grid for a few extra bucks. Check out our off-grid packages on our sustainability page for more information.
How do we connect gas?
Just like a BBQ! Our homes come with a dual gas regulator as standard that allows you to connect 2 x Gas Bottles after delivery.
Do you offer off-grid solutions?
Of course we do, this is our biggest goal and where we separate ourselves from the pack. All of our homes come with composting toilets as standard, we can also assist with rainwater tanks, pumps and solar packages to get you completely off-grid. Check out our all inclusive off-grid packages on our sustainability page for more information.
Do composting toilets smell?
Modern composting toilets are complex and effective systems. As such, they come completely smell free. All models will come with a silent electric exhaust fan that runs around the clock to keep the smells out and to speed up the composting process. Models range in price from $1000 - $8000+ depending on the size, model and a few other factors.
How often does the composting toilet need to be emptied?
The composting toilet that we use as standard (GreenLoo GL90 Composting Toilet) needs to be cleaned every 8-12 weeks for 2 adults living full-time in the space. However, this may vary depending on use. We also offer other composting toilets and maintenance will vary with each design and system. Get in touch with us and we can go over the specifics of each option with you.
Where does our waste and greywater go?
The most common option for tiny homes on wheels is a combination of a composting toilet and greywater treatment system. The composting toilet diverts liquid waste and turns solid waste into compost. The models we use are Australian made and approved for use in all states, operate odour-free, and can save 35,000L of water per year. Greywater can be treated by a grey water filtration system and grease traps. Generally speaking, the clean water can be reutilised in your garden or direct release into the landscape. It is important to check with your local council for any specific requirements for off-grid treatment of waste.

Not as standard but we can supply all inclusive off-grid packages to suit your needs as an added extra. Please contact us for more information or visit the sustainability page for details on our off-grid packages.

Why can you offer Modulars but other Tiny Home builders can’t?
The majority of Tiny House builders don’t have a QBCC Builders License. This means they are unable to build Class 1A dwellings which meet NCC requirements that can be council-approval, limiting them to only Tiny Houses on Wheels.

Can I customise your Modulars?
Absolutely! Just like our Tiny Homes, all of our Modulars are 100% customisable to meet your specifications. Our Base Models are just examples to give you ideas on what’s possible and the approximate cost. Book a call with Brendan today to get a quote on the custom Modular home of your dreams!
Can I get a loan for a Modular?
Definitely! In fact, getting finance for a Modular can be easier than a loan for a Tiny House. This is because a lot of lenders won’t lend more than $70,000 for a Tiny House. Instead, banks are much more open to lending higher amount for approved granny flats or Modulars as these buildings add value to the property, which reduces the lenders risk drastically.
What is the lead time for a Modular?
The construction process, delivery and install takes about 10-12 weeks from when the council approval is granted. Depending on the external reports needed, council lead times and other factors, the approval might take 2-3 months to receive before construction can begin. Reach out to us today to understand this process in better detail!
